UNIVERSITY OF EL SEGUNDO

LOCAL INQUIRY · OPEN BUSINESS STUDIES

A business
is a system
in a place.

Read the shops around El Segundo as operating models: how value is made, what it costs, and what public evidence can actually tell us.

University of El Segundo · An independent, unaccredited learning project. Open educational studies; no credential, investment recommendation, company affiliation, or endorsement. First edition observed October 3, 2026.

01 · THE LOCAL CASEBOOK

One region.
Different business rules.

Begin with a bounded field sample. Follow its sources, inspect its operating assumptions, then ask what another neighborhood would change.

CASE 01 · COFFEE

The daily cup, the whole bean, the recurring order.

Cafés, roasters, wholesale accounts, and subscriptions connect a local purchase to a global crop. Explore a 25-mile coffee atlas and four business models.

CASE 02 · DISPENSARIES

Regulated retail in the same radius.

The parallel study covers license records, brands, dated product examples, and regional market conditions. Its source and legal boundaries belong to that study.

Separate draft in review

The dispensary atlas will connect here after its publication gate clears. This index does not advertise an unavailable public route.

CASE 03 · REAL ESTATE

Land, buildings, and the cost of time.

A separate observatory is being prepared for the 25-mile El Segundo region, global comparison frameworks, and illustrative five-year acquisition scenarios.

In preparation

Scenario assumptions will be labeled separately from published market evidence. The case will connect here after review and publication.

CASE 04 · BUSINESS SIGNALS

Read the backdrop before the forecast.

A separate dashboard is being prepared for interest rates, foreign exchange, and economic feeds, with source periods and refresh boundaries attached.

In preparation

The dashboard will connect here after review and publication. A market indicator does not establish an individual business outcome.

CASE 05 · POINTCAST CHAIN

A broadcast chain built in two days by a team of AI agents.

PointCast's founder directs AI agents through three build rounds and a Saturday morning: six decisions and what each cost, the bugs caught before anything had value, and what still waits on him.

02 · COMPARATIVE METHOD

Compare the mechanics.

A coffee shop and a dispensary can share a street and still operate under very different constraints. These are teaching dimensions, not measured company results.

03 · A SMALL BUSINESS SCHOOL

Six useful habits.

Use public documents, arithmetic, and respectful observation. A desk study is a complete path; visiting a store or buying anything is optional.

  1. Start with the customer

Describe one recurring problem and the purchase occasion. Separate residents, workers, visitors, online buyers, and business accounts before estimating demand.

  2. Draw the operating chain

Trace supplier → production → distribution → customer. Name who holds inventory, pays labor, absorbs waste, and carries regulatory obligations.

  3. Measure contribution

Revenue is not income. Distinguish variable cost, contribution, fixed expense, cash timing, startup spending, tax, debt, and owner compensation.

  4. Read scale carefully

A city, a county, a state, and a national market are different units. Keep every statistic’s geography, reference period, denominator, and method attached.

  5. Change one assumption

Build a base case, then reduce volume or raise input costs. Ask which operating choice still works when the optimistic assumption disappears.

  6. Publish the boundary

List sources, unknowns, and the observation date. Make a useful lesson without turning a sample of shops into a claim about the whole market.

04 · YOUR CASE STUDY

Leave with a question
you can test.

Write a one-page study. These fields stay on this page and export only when you choose. The worksheet does not save your notes; download before leaving.

05 · TWO EXISTING HOMES

PointCast × IndustryNext.

PointCast holds the local research and UES casebook. The existing IndustryNext Communications Lab is the proposed companion for study worksheets and applied communication exercises.
